One that I didn’t understand was the magic of refinance.

Refinancing, or refi, basically lets you sell your property. Keep your property. And pay no taxes.

For example, I bought a $3,200,000 property in San Diego, CA. I owned it for twelve years and refinanced it four times.

After three years, the NOI, Net Operating Income, on the property improved so the value of it increased. The bank reviewed the operating statement and valued the property at $6,000,000.

I refinanced it, paid my original loan off, paid my original investment back to myself and still had $1,800,000 back to me from my REFI. All tax free.

-Pay no taxes.

Real estate is a great investment, but you need to know what you are doing. Make your down payment on your investment property start earning right away. Get your money to earn money every month.

And remember, the magic of refinancing can work on big, and small deals.
