For non-accredited investors, this is a solicitation of an indication of interest. No solicitation or acceptance of money or other consideration, nor of any commitment, binding or otherwise, from any person is permitted until qualification of the offering statement.

Learn from my experience. I have almost $1 Billion in real estate holdings and will be over that amount by the end of the year.

I can show you all about real estate. Investing in apartments, what deals are too big or too small. How to get a loan. How to exit the deal.

I’ve made my fair share of mistakes in real estate, so learn from me and avoid them.

One that I didn’t understand was the magic of refinance.

Refinancing, or refi, basically lets you sell your property. Keep your property. And pay no taxes.

For example, I bought a $3,200,000 property in San Diego, CA. I owned it for twelve years and refinanced it four times.

After three years, the NOI, Net Operating Income, on the property improved so the value of it increased. The bank reviewed the operating statement and valued the property at $6,000,000.

I refinanced it, paid my original loan off, paid my original investment back to myself and still had $1,800,000 back to me from my REFI. All tax free.

The Magic of REFI:
-Sell it.
-Keep It.
-Pay no taxes.

Real estate is a great investment, but you need to know what you are doing. Make your down payment on your investment property start earning right away. Get your money to earn money every month.

And remember, the magic of refinancing can work on big, and small deals.
