Another way to buy into Real Estate without downpayment .... what we do is do a renovation loan on top of the loan we do to buy the property.  Usually the bank wants 20 % downpayment with my own money. For that part, We do a renovation loan and on receipt of estimates they release that reno-money.  This way we do 100% of the total amount we pay for the property.  It is cheating a little bit, but it works.  We bought 6 properties this year with about 30 living units (studio's, apartments)
