  • Anyone I know who has big money, made it over time with real estate.   When the real estate market shits the bed and it will, it’s a market after all, people may lose their homes, ( which is another buying opportunity for those with the buying power, you) and they end up renting ( your property)   Win, win, win.

    In OKC…. Like you I’ve looked at many apartment deals. They are priced way to high. Selling at 5.5-6.5% cap rates 250units+. Why are you so against building new. I can build them new much cheaper. I got 37.5 acres under contract 1 mile from Tinker Air Force Base. (Boeing is moving their head quarters there(2000+ jobs over the next 5years).. Proposing to put 360 units in 2 phases on 15 acres of it. HUD is offering 15% down 3.4% rate fixed for over 35 years.. GOTTA get that right??

    Thats a very interesting strategy. Buying a multi family properties, holding onto them for a period of time, selling them to aquire larger multi family properties and repeating the process.
